RHONJ - Joe Gorga's Parents' House FORECLOSURE Timeline - and why is the POOL GUY involved?!

You may have heard the rumors that Joe Gorga caused his parents to lose their house (this rumor is believed to have been started by "Juicy" Joe, Joe Giudice in an earlier season of RHONJ). You may have also seen Melissa Gorga's response to the rumor claiming that Joe owned the parents' house... According to the public records, both appear to be (allegedly) true...


I do also want to note that this all happened between 2002 - 2010, so Joe Gorga was 23-31 years old when all of the events below happened... If nothing else, it is an upstanding intention and impressive to, at 25 years old, gift your parents a home if that was the true intention behind it.

  • May 15, 2002: Guiseppe ("Joe") Gorga purchased 259 Black Oak Ridge Drive, Wayne, New Jersey ("Black Oak home") for $510,000 (Deed recorded 06/05/02)

  • May 15, 2002: Joe took out a $408,000 mortgage from lender NJ Lenders Corp. ("NJ Lenders Mortgage") (Mortgage recorded 06/05/02)

    • NOTE: We did not find a discharge of this mortgage. NJ Lenders Mortgage was assigned to Wells Fargo bank on May 15, 2002. That assignment was not recorded until June 22, 2007. Then the NJ Lenders 05/15/02 Mortgage was discharged in separate discharge document also recorded June 22, 2007. I did not find evidence in the record of a satisfaction of the NJ Lenders mortgage assigned to Wells Fargo in the record, though.


  • July 8, 2003: Giacinto & Antonia Gorga (Gorga's mom & dad) sold their previous home 281 Maitland Avenue, Paterson, New Jersey for $256,000 (Deed recorded 07/08/03)

  • February 1, 2004: Joe transferred the Black Oak home to "Giacinto Gorga" (Gorga's dad) and "Guiseppe Gorga" for $1.00 (so Joe and his dad are joint owners on the title of the Black Oak house as of February 2004) (Deed recorded 03/24/04)



  • July 21, 2004: CAVALIER & CAVALIER, Esqs. filed a civil (foreclosure) suit against Defendants, "Giuseppe Gorga, Second Look Landscaping, Inc. and Giacinto Gorga" on Black Oak House for the transfer of title for Black Oak house from Defendants to Cavalier. (Cavaliere & Cavaliere v. G. Gorga, et al., Docket no. L-002953-04, Passaic County; Complaint Lis Pendens recorded 07/28/04)

    • The lis pendens complaint does not have specific details in regard to the debt Gorga allegedly owes to Cavaliere.

    • Mr. Guiseppe Gorga was registered as the President of Second Look Landscaping, Inc.



  • April 25, 2005: CAVALIER & CAVALIER filed a Discharge of Notice of Lis Pendens stating that "the dispute has been amicably resolved between the parties..." (Discharge of Docket no. L-002953-04 recorded 06/23/05)


  • May 1, 2007: Joe and his dad jointly took out a $500,000 mortgage on the Black Oak house from lender: National Banking Association ("Nat. Banking Mortgage") (Mortgage recorded 05/18/07)


  • June 22, 2007: Giacinto Gorga establishes a line of credit of up to $100,000 on the Black Oak house. (Mortgage modification recorded 08/06/07)


  • August 19, 2008: Bravante Automatic Sprinkler Corp. (Thomas Bravante) filed a CONSTRUCTION LIEN CLAIM on the Black Oak house alleging Joe Gorga's company, Gorga Enterprises, Inc., has an unpaid balance of ($205,317.05) for services performed by Bravante described as "Design, installation, and construction of a Fire Protection System, and all related work..." (Construction Lien Claim recorded 08/22/08)


  • August 19, 2008: Bravante Automatic Sprinkler Corp. (Thomas Bravante) filed a second CONSTRUCTION LIEN CLAIM on the Black Oak house alleging Joe Gorga's company, Gorga Enterprises, Inc., has an unpaid balance of ($13,856.56) for services performed by Bravante described as "Installation of a fire alarm monitoring system, and all related work..." (Construction Lien Claim recorded 08/22/08)


  • December 18, 2008: Assignment of Nat. Banking mortgage to MCMCAP ("MCMCAP mortgage) (Assignment recorded 01/29/09)


  • December 20, 2008: Assignment of MCMAP mortgage to RWPO III, LLC ("RWPO mortgage) (Assignment recorded 05/14/09)


  • May 12, 2009: Notice of Lis Pendens (FORCLOSURE) filed by mortgage holder RWPO on the Black Oak house (RWPO III, LLC v. G. Gorga, et al., Docket no. F-24318-09, Passaic County; Notice of Lis Pendens recorded 07/09/09)


  • November 9, 2009: Black Oak house SOLD for $440,000 (at a loss) to ... and here's the kicker ... ANTHONY DELORENZO. (Deed recorded 11/17/09)



Gorga's sold the Black Oak house to Anthony Delorenzo... Joe Gorga's best friend??? The pool guy??! (more on the sketchy pool guy transaction below)

(Side note, and no offense to Luis with this, but it's just now hitting me that Luis/ Teresa marriage probably means no more pool guy on #RHONJ :'( )




  • November 20, 2009: Gorga's RWPO Mortgage discharged ("Paid in full") (Mortgage discharge recorded 12/11/10)


  • April 19, 2010: RWPO foreclosure claim against the Gorga's discharged/ "amicably adjusted between the parties" (Discharge of lis pendens recorded 12/04/09)



  • July 23, 2010: Less than one year after Delorenzo/ 'the pool guy' purchased the Black Oak house from the Gorga's for $440,000, he turns around and sells it for $675,000 (That's a $235,000 profit in 8 months... Make of that information what you will...) to [REDACTED NAME for privacy - (I believe they still live there)]. (Deed recorded 08/23/10)




In conclusion it appears, according to the public records, that Joe Gorga did own the Gorga parents' home and he then did give 50% of the home to his dad. It also appears that Joe Gorga, in the course of his business operations through Second Look Landscaping, Inc. and Gorga Enterprises, Inc., also caused liens to be put against the Gorga parents' home, along with a failure to pay to the mortgage, which eventually led to its foreclosure. He then sold it to his friend, Anthony Delorenzo (aka 'the pool guy') for $440k (at a loss) in order to satisfy the mortgage/ discharge the foreclosure claim. Then the pool guy turned around and sold the home for $675k (at a $235k profit) within months.
